Performed comprehensive preventative maintenance on a 2005 Trane XR13 air conditioning system today. Began by shutting off power then thoroughly cleaning the outdoor condenser coils using NU-Calgon CalClean coil cleaner. Rinsed coils to remove debris. Checked refrigerant charge by measuring subcooling against Trane's published values and made minor adjustment. Tightened all electrical connections and cleaned/re-oiled motor bearings. Tested operation by taking temperature split readings across the evaporator coil. Measured amperage draws on compressor and condenser fan motors using a TRMS clamp meter - all within rated load amps per unit specifications. Cycled system through low and high stage operation, confirming proper operation of two-stage scroll compressor. This 2005 Trane system is currently operating within manufacturer's designed parameters for peak efficiency and performance.

Performed an A.C. tune-up on a 1992 Trane unit and identified several issues. The capacitor was failing, so I replaced it with a new 40/5 MFD dual run capacitor. The refrigerant levels were low, so I recharged the system with R-22 refrigerant to the proper levels. The evaporator coil was dirty, requiring a thorough cleaning with Nu-Calgon coil cleaner. Lastly, I checked and tightened all electrical connections. The unit is now running more efficiently, but its age may warrant future consideration for replacement.
